This master-planned community features a mix of single-family homes and condos built primarily from the 1980s onward. Known for its quiet streets, excellent schools, and proximity to parks and shopping, River Park South is a top choice for homebuyers. The area also offers quick access to St. Vital Mall and Silver City St. Vital, making weekend entertainment and shopping a breeze.

There are many houses for sale in River Park South each year, and they start around $400,000.  Condos in wood-frame, walk-up buildings start at $175,000 and go up to $550,000 for a detached bungalow condo.  There is a small pocket of older mobile homes in the area, and they can be purchased as low as $150,000.

Old St Vital

If you appreciate homes with history, Old St. Vital is the place to be. This neighbourhood has tree-lined streets and many styles of houses. You can find bungalows from the early 1900s and mid-century modern homes, as well as newer infill duplexes.

Its close proximity to downtown, the Seine River, and green spaces like St. Vital Park makes it an attractive option for those who value both nature and city living. The streets are lined with local businesses and restaurants, contributing to the neighbourhood's strong community spirit.

Smaller, post-war bungalows in the neighbourhood begin around $250,000.  Townhouse-style condominiums in Old St Vital begin at $250,000 and apartment-style condos can be found for as low as $175,000.

Bright Oaks

Nestled between St. Mary’s Road and the Seine River, Bright Oaks is a peaceful, family-friendly neighbourhood. Most homes here were built in the 1960s and 1970s, featuring spacious lots, mature trees, and a suburban feel while still being close to urban amenities. 

Schools, parks, and walking trails make it an excellent choice for families looking for a quiet place to settle down.  The majority of homes in Bright Oaks are priced over $400,000.

River Pointe

For those seeking luxury and waterfront living, River Pointe is a prestigious enclave in St. Vital. This upscale neighbourhood boasts larger custom-built homes, many with stunning views of the Red River, along which its nestled.

Developed in the 1990s, River Pointe offers executive-style living with beautiful landscaping, large lots, walking paths, and proximity to St. Vital Park.  There are no condos in River Pointe.

Homes here tend to be larger and more expensive, making them ideal for buyers looking for premium real estate in Winnipeg.  There are only a few homes for sale in River Pointe each year, and they begin around $800,000.

Van Hull Estates

One of the newer developments in St. Vital, Van Hull Estates offers modern homes with contemporary designs. Built in the 2000s and later, this area features spacious single-family homes with open-concept layouts and high-end finishes. With its proximity to Abinojii Mikanah, commuting is convenient, and residents enjoy access to both urban amenities and natural surroundings, including the adjacent Henteleff Park.  There are only a few houses for sale in Van Hull Estates each year, and they start around $600,000.
